- Retail, anchored, un-anchored, or shadow anchored regional or community centers. Typically 25,000 square feet and above.
- Office, national or regional credit preferred. Well located with adequate parking ratios. Typically 25,000 square feet and above.
- Industrial, light manufacturing or distribution properties. No prohibitive environmental issues. Typically 50,000 square feet and above.
- Multi-Family, well located with strong occupancy history. Typically 150 units and above
- $5,000,000 to $80,000,000
- Stabilized or without substantial vacancy
- Locations in primary metropolitan and secondary markets; all states considered
- Newer or newly renovated properties preferred
- Properties must be free of debt upon closing
- Property submissions should at a minimum include the deliverable sales price, current rent roll, two years operating data, site plan, maps, market data, demographics, and pictures
Senior Apartments Acquisition Criteria
- Age restricted 55+ for active Seniors
- Market rents, no subsidies or tax credit properties
- Newer construction, A+ through B properties
- Single asset or portfolios
- Will consider existing debt
- Minimum purchase $8 million +/-
- Development sites with entitlements
